Does a 580 credit score guarantee approval?+

No. A 580 score may be considered in select FHA, VA, or USDA lender scenarios, but it does not guarantee approval. Credit history, income, assets, debts, automated-underwriting findings, property eligibility, agency rules, and lender overlays all matter.

How fast can I get preapproved?+

Timing depends on receiving a complete application and usable documentation. Secure technology can speed up collection and review, but preapproval is not a commitment to lend and may require follow-up items.

Is my information submitted securely?+

Yes. You create your own username and password for the secure application environment. Do not send Social Security numbers, bank statements, tax returns, or identity documents through ordinary email or text.

Can I meet with someone in person?+

What is included in the payment calculator?+

The estimate includes principal and interest, property taxes, homeowners insurance, HOA dues, and estimated PMI or government mortgage insurance when selected. It is an educational estimate, not a Loan Estimate.

Can a DSCR loan help me exit hard money?+

It may. Qualified investment properties can use rate-and-term or cash-out DSCR financing to replace short-term hard-money debt, potentially with a long-term fixed-rate option. Appraisal, rental cash flow, seasoning, reserves, credit, and program rules apply.

DSCR financing can be a strong fit for experienced and first-time investors, foreign nationals, and eligible properties acquired through owner financing. Explore purchase, rate-and-term refinance, and cash-out refinance options—including a possible exit from short-term hard-money financing into a lower long-term fixed rate.

Qualification is generally driven by rental income and property cash flow rather than personal employment income. DSCR ratio, seasoning, appraisal, reserves, credit, entity vesting, prepayment terms, and program restrictions apply.
